Four ways this goes

These lead to different conversations and, where work follows, to different agreements.

Real estate

You are looking at a property or a market and the question is about the acquisition: whether it is worth pursuing, what the work behind the offer really is, and what the number has to be for it to hold.

Choice 2

General contracting

You already own the property and the question is how to build it. Scope, pricing, sequence, permits, trades, inspections, and closeout.

Choice 3

Both

You want the acquisition decision and the construction plan considered together, because the handoff between them is where the number usually slips.

Coordinated planning is not bundled service. Two engagements, two written agreements, two scopes, two fees, and using one is never a condition of the other. How that is handled.

Not sure yet

You have a property or an idea and you do not yet know which question you are asking. This is a normal starting point and it is the right choice more often than people think.

What to have ready

None of it has to be polished. Rough and honest beats tidy and wrong.

  • The property address, or the market or block you are targeting.
  • Whether you own it, are under contract, or are still sourcing.
  • Your strategy for it: flip, hold and rent, refinance, or still deciding.
  • The scope as you understand it today, even if it is only a rough idea.
  • Your target timeline, including any date you are actually bound to.
  • Whether financing is involved, and whether a lender has requirements attached to the work.
  • The kind of help you are asking for, using the four choices above.

If you do not have half of this, book anyway. Working out what is missing is often the most useful part of a first conversation.

What happens after the call

If the question turns out to be a construction question, it routes to Homer Reno LLC and is handled there under its own agreement. That is a separate engagement with its own scope and its own fee, and taking it is never a condition of anything else discussed.

If it is not a fit at all, you will hear that on the call rather than in a follow-up three weeks later. A clear no is worth more to an investor than a slow maybe.
